The short version

DealStack exists to shorten the path between hearing about a private deal and being able to look at it properly. Finding and researching deals on DealStack is free for investors.

Here is the trade. When you engage with a firm, we give that firm your contact information: your name, email address, and phone number, along with what you asked about and any message you write to the firm. You engage with a firm when you move its deal to "Due diligence", "Talking to the firm" or "Finalist", book a call with it or ask it to contact you, register for its webinar or ask to be notified about one, or tell us you already have a relationship with it. That is the trade for using DealStack. If you do none of those things, and do not otherwise ask us to, no firm gets your contact information from us (§3).

Advertising. Our public pages load advertising pixels, so that we can show DealStack ads to people who have visited us and count which ads lead to a sign-up. We may also load them on our checkout pages, to count which ads lead to a purchase. We do not send an ad network your name, email address, phone number, your Plan, or the deals you track, and you can turn the pixels off at any time (§6).

Other members see some of your activity. While a deal is in your pipeline as Reviewing, Due diligence, Talking to the firm or Finalist, other signed-in members who can open that deal's page, including people at the firm offering it, may see your first name and profile photo among the investors reviewing it. You are also counted in how many investors are reviewing it or have invested. Your last name, email, phone number and anything you write are never shown this way. This is on when you join, and you can turn it off at any time in Settings under "Share my activity" (§3).

Grow Your Cashflow LLC, a Florida limited liability company doing business as DealStack ("DealStack," "we," "us," or "our") operates the DealStack web platform at trydealstack.com (the "Platform"), an online marketplace where investors discover and evaluate private real estate investment opportunities. This Privacy Policy explains how we collect, use, and protect your information.

1. Information We Collect

• Account Information: Your email address when you register or log in, your name, and a phone number if you add one. The contact phone number on your profile is shared with a firm when you choose to connect with that firm (see §3), and we may use it to fill in forms and paperwork you choose to complete through the Platform. If you choose to sign in with your phone, we text sign-in codes to the mobile number you add for signing in.
• Investment Preferences: Your Plan criteria, portfolio selections, deal stage tracking, and investment goals that you voluntarily provide.
• Tax Documents: The tax forms you track for your investments, such as K-1s and 1099s, including the tax year, the investment and the entities involved, the form type, and whether and when you received each one.
• Technical Data: Browser type, device type, and operating system version, collected automatically when you use the Platform.
• Usage Data: Pages viewed, features used, and general interaction patterns to improve the Platform experience. If you connect an AI app to DealStack, we record what that app asks DealStack for, such as searches and which deals it opens. We do not see your conversation with the AI app, only the requests it sends to DealStack.
• Advertising Data: Our public pages load our advertising partners' pixels (small pieces of code from each ad network). The public pages are the home page, the sign-in page, our offer pages, and the deal and firm pages that are open to search engines, as you see them when you are not signed in. We may also load the pixels on our checkout pages. The pixels collect the page address, your browser and device type, your IP address, and a cookie or similar identifier. If you create an account on the sign-in page, they also record that a sign-up happened. If you buy something on a checkout page that loads them, they record that a purchase happened; they never receive your card details. We never place these pixels on pages for offerings that a firm may show only to investors it already has a relationship with (Rule 506(b) offerings), on our onboarding questions, or on any other page you see while signed in, and we do not send our advertising partners your name, email address, phone number, investment preferences, or the deals you save or track.

2. How We Use Your Information

• To provide and personalize the deal marketplace experience.
• To send email notifications about new deals, status updates, and account activity (with your permission).
• To sync your investment preferences with our CRM, so the deals and emails you see match the Plan you set.
• To improve Platform performance, fix bugs, and develop new features.
• To show DealStack ads to people who have visited our website when they use other websites and apps (often called retargeting), and to count how many people sign up or make a purchase after seeing an ad.

3. Data Sharing

We do not sell your personal information for money. We may share data with:

• Service Providers: Supabase (data storage), GoHighLevel (CRM), PostHog (product analytics), Vercel (hosting), RentCast (property data), Twilio (sign-in text messages), SendGrid (email delivery), Sentry (error reports), OpenRouter (AI models that read the deal documents you upload), Stripe (card payments), and Slack (alerts to our team) to operate the Platform.
• Advertising Partners: Google, Meta (Facebook and Instagram), LinkedIn, X, TikTok, and Reddit receive the advertising data described in §1 through their pixels, so they can show DealStack ads to people who visited our website. Each partner handles that data under its own privacy policy and may combine it with information it already holds about you. Under some U.S. state privacy laws, this counts as "sharing" personal information for targeted advertising. You can opt out as described in §6.
• Firms You Contact: When you move a deal to the "Due diligence", "Talking to the firm" or "Finalist" stage in your pipeline, book a call with a firm or ask a firm to contact you, register for a firm's webinar, ask to be notified about a firm's webinar, or tell us that you have an existing relationship with a firm, we share your contact information (including your name, email address, and phone number) with that firm so it can follow up with you or respond to your request, along with what you asked about and any message you write to the firm. We do not share your contact information with a firm unless you take one of those actions or otherwise ask us to. Once shared, the firm's use of your information is governed by that firm's own privacy practices. See §10 of our Terms of Service.
• Other Members (Community Signals): If "Share my activity" is on in your Settings, as it is when you join, then while a deal is in your pipeline as Reviewing, Due diligence, Talking to the firm, or Finalist, signed-in members who are allowed to open that deal's page, including the team of the firm offering it, may see your first name and profile photo among the investors reviewing it, and you are included in the number of investors reviewing or invested in it. Photos appear only once several investors are reviewing a deal. We do not show your last name, email address, phone number, the amounts you invest, or anything you write. DealStack staff can also see your name next to this activity. If you turn the setting off, you stop appearing in these signals from then on.
• Legal Requirements: If required by law, regulation, or legal process.

4. Data Security

We use industry-standard measures including encrypted connections (HTTPS), hashed passwords, and per-account data isolation to protect your information.

5. Email Notifications

You can opt in to receive email notifications for new deal alerts, weekly deal digests, and account updates. You can unsubscribe at any time using the link in any email or in your account notification settings.

6. Your Advertising Choices

You can turn off our advertising pixels at any time. If your browser sends a Global Privacy Control signal, we treat it as an opt-out and do not load the pixels. You can also turn them off for this browser here:

This choice is saved in this browser, so repeat it on each browser or device you use. The DealStack iPhone app does not load advertising pixels. You can also limit the ads you see from each ad network in that network's own ad settings.

7. Your Rights

You may request access to or correction of your personal data by contacting us. You can unsubscribe from notifications at any time, and you can delete your account yourself from Settings.

Deleting your account is permanent: your sign-in is removed, any additional sign-in addresses and sign-in phone numbers are removed, and signing up again with the same email address creates a new, empty account. We keep a limited set of records after deletion — your acceptance of our terms, records of investments you tracked, tax documents, and your unsubscribe record. We keep the unsubscribe record specifically so that deleting your account cannot cause us to email you again. Retained records are disconnected from your sign-in. Contact information you already shared with a firm stays with that firm; ask the firm directly if you want it deleted.

8. Children's Privacy

The Platform is not intended for users under 18 years of age. We do not knowingly collect information from children.

9. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of any material changes through the Platform or by email.
