What DealStack members say
Private real estate opportunities are everywhere. A clear way to evaluate them is not.
Most investors see opportunities one at a time: an email, a webinar, a firm website, an introduction, or a long presentation.
DealStack brings available opportunities into one place so you can compare the firm, structure, terms, risks, and missing information before deciding what to do next.

How DealStack works
Stop evaluating private deals one at a time.
Most investment platforms start with the available deal. DealStack starts with your goals, then gives you a clearer way to evaluate the opportunities you encounter.
Build your investor plan
Answer a few questions about your goals, timeline, income needs, liquidity, and risk preferences. DealStack turns your answers into a practical framework, so you can judge each opportunity against what you actually want your capital to do.
- Current distributions matter to your plan.
- You expect to rely on the income soon.
- A dependable payout rhythm matters.
See available opportunities through your plan
Browse opportunities from participating firms in one place. Your plan highlights the details that may matter most to you, helping you quickly understand where an opportunity appears aligned and where it may not be.
Know what to investigate before you decide
DealStack organizes the firm, structure, terms, risks, source documents, and missing information into one view. Instead of translating every presentation yourself, you can see what is known, what is unclear, and what needs more research.
Ask better questions before you commit
When information is missing or a risk deserves scrutiny, DealStack turns it into a specific question for the firm. You move from “I’m not sure what I’m missing” to “Here is exactly what I need answered.”
Compare deals without translating five different decks
DealStack puts opportunities into the same format, so you can compare disclosures, plan fit, terms, risks, and tradeoffs side by side. That makes it easier to decide whether to pursue an opportunity, investigate further, or walk away.
Where available, DealStack links information back to original sources, including public filings and firm-provided documents. DealStack organizes information. It does not guarantee that information is complete, accurate, suitable, legitimate, or successful.

Founder
Why DealStack exists
Pascal Wagner
When my dad died, I suddenly became responsible for my mom’s capital.
Not in the abstract. Not as a number on a report. As the money she would actually live on.
Every decision had a name and a face attached to it.
Advisers gave us polished portfolios and projections. Investment firms sent decks with attractive targets and confident stories. Platforms gave us curated shortlists.
What I needed was different. I needed one clear view of how a specific opportunity might behave, what drove the expected outcome, what could break, and how it fit with the rest of her life.
So I built the unscaled version of DealStack for my mom. I pulled together public filings, firm history, structures, terms, and risks. I linked important information back to its source. I translated the key points into plain English. I looked at each opportunity against her actual goals, constraints, and timeline.
It did not make the decisions for me. It gave me a process I could trust enough to use.
No black box. No “trust us.” Better tools for people who already take their capital seriously.
